Driveway drainage and permission checks

A driveway needs to accommodate vehicles and manage rainwater. Before settling on a surface, look at the existing levels, where water currently goes and whether the entrance is changing.

Explain how the driveway will be used

Include the number of vehicles, the parking layout and the space needed to enter and leave. Tell Marc whether you are replacing an existing surface or creating a new area, and note any drainage problems you have already seen.

Understand the front-garden paving rules

Planning Portal guidance for houses in England distinguishes permeable surfacing, or paving that directs water to a suitable permeable area, from impermeable paving without that drainage provision. Traditional impermeable front-garden paving over five square metres can require planning permission when the water does not run to a permeable area. Restrictions on the property can change what is permitted.

Read the full front-garden paving guidance.

Treat road access as a separate check

A proposed new or altered access across a pavement needs a conversation with the local authority. Do not assume that permission for the driveway surface also covers work to a dropped kerb or the highway.

Agree the whole scope

Ask for the proposed surface, preparation, drainage and any related work to be made clear in the quote. Explain which permissions have already been checked and which remain outstanding. The appropriate solution depends on the site.

Send Marc the starting details

Your location in Kent, approximate dimensions, current surface, preferred finish and any access changes will help start a useful discussion about the job.
